Choosing Vinyl Flooring in South Florida: Your Ultimate Guide
Choose vinyl flooring by matching the product to your room, installation conditions and daily use. Color matters, but construction, wear protection, finished floor height and preparation requirements determine whether the floor makes sense for your home.
For South Florida homes, pay attention to slab moisture, direct sunlight, indoor climate control and condo requirements. Waterproof marketing does not remove those considerations.
Start with the type of vinyl
Luxury vinyl plank (LVP) commonly gives a wood-look appearance. Luxury vinyl tile (LVT) often uses a stone or tile format. Sheet vinyl comes in larger sheets with a different installation approach. Format alone does not identify the core or installation method.
- Flexible glue-down vinyl: bonded to an approved, prepared substrate. Subfloor smoothness and adhesive requirements are particularly important.
- SPC rigid core: typically a dense mineral-and-polymer construction. It can offer a firm feel and good indentation resistance, depending on the product.
- WPC rigid core: often uses a foamed composite construction that emphasizes comfort underfoot. Compare the actual product’s performance and permitted uses.

Read the specifications separately
Total thickness versus wear layer
Total thickness is generally measured in millimeters and may include the attached pad. Wear-layer thickness is commonly measured in mils: one mil is one-thousandth of an inch. A 20-mil wear layer is about 0.51mm, not 20mm.
A thicker wear layer can be relevant to wear performance, but it is not a guarantee against scratches. Surface coating, core construction, intended use and warranty terms matter too. A thicker overall plank does not fix an uneven subfloor.
Attached pad and acoustic claims
Check whether the stated thickness includes a pad and whether additional underlayment is allowed. Too much cushioning can be unsuitable for some locking systems. For a condo, request the acoustic test report for the relevant floor assembly and confirm the building’s requirements. An advertised sound rating may rely on a different ceiling or slab construction.
Installation requirements and warranty
Read the installation method, approved room conditions and care instructions. Compare residential or commercial coverage and exclusions. Scratch-resistant, waterproof and lifetime are not promises that every incident or cost is covered.
Compare a current product’s specifications
CPF Deco54 8mm Latte Vanilla is listed in JV’s catalog with a 6mm SPC core and 2mm attached HDEVA pad, giving 8mm total thickness, plus a 22-mil wear layer. Its listed plank size is 9 by 54 inches. Each figure answers a different question: construction, floor height, wear protection or appearance.
Compare those details with your room and the current manufacturer collection information. Confirm availability and the installation and warranty documents before ordering.
Choose for the room, not just the label
- Kitchens: consider spills, appliance clearances, cabinet installation sequence and hidden leaks.
- Bathrooms: verify the exact product and installation system are approved. Ordinary flooring is not a shower waterproofing system, and texture does not guarantee slip prevention.
- Living rooms and bedrooms: compare comfort, sound, furniture loads, rolling chairs and appearance across the room.
- Sunny spaces: check heat and direct-sunlight limitations. Air conditioning and window exposure matter even in South Florida.
- Stairs: confirm approved stair components and attachment details. Do not assume a floating-room installation method suits steps.
Compare colors, patterns and samples
View samples beside cabinets, countertops and wall colors. Compare warm and cool undertones in daylight and evening lighting. Dark floors may show light dust and pet hair; pale floors may show darker debris. Neither is maintenance-free.

Compare the collection as well as the brand
Collections within the same brand can have different cores, dimensions, finishes and installation requirements. Start with JV’s current luxury vinyl catalog and narrow products by your project needs. Brand familiarity should not replace a specification comparison.
Understand the complete installation cost
Compare written estimates identifying the product, quantity, removal, disposal, preparation, moisture-control requirements, transitions and perimeter trim. Stairs, baseboards and unusual moving requirements may need separate pricing.
